Why Balmoral?

Balmoral is the neighbouring suburb to Bulimba and is located East of Brisbane CBD. While road access to the CBD is a little bit more limited this is made up by the ferry and CityCat terminals in Bulimba. The area is also well connected by bus and has very simple access to the Gateway Motorway, Port of Brisbane and Brisbane Airport.
Balmoral is located on the hill and a large number of properties have views of the CBD, Brisbane River and the Gateway Motorway. It has quite a mix of houses, townhouses and units with approximately 65% being houses. There is also quite a large portion of home owners being approximately 70% of the properties in the suburb.
Balmoral is an appealing place to live due to the proximity to the river, the large parkland areas and the easy walk to Oxford Street in Bulimba which is a restaurant, bar and local shopping precinct which is in very high demand. The only negative for Balmoral and the Bulimba area is the drive to the CBD as Wynnum Rd carries very high levels of traffic in the morning and can become extremely congested. Despite this, people still have a preference to live close to the River making Balmoral a popular location.


Balmoral has quite a diverse age range of the population. It is however highly dominated by families comprising around 50% of the suburb with the remainder being a mix of young working professionals and single parents. Due to the easy access to the CBD via River Ferry and the proximity to Oxford Street without the Bulimba price-tag, it’s not hard to see why people seek Balmoral as a great place to live.

Health, Education and Schooling

Despite being next to Bulimba, it still falls into the Bulimba State School catchment zone. Nearby private schools are a couple of suburbs away in East Brisbane as are the local hospitals of the PA, Mater Private and Royal Childrens, all in South Brisbane which is approximately 10-15 minutes’ drive.
