Teneriffe QLD 4005

Why Teneriffe?

Teneriffe is a highly established inner-city suburb approximately 2.5km north-east of the Brisbane CBD. Positioned on the New Farm peninsula along the Brisbane River, Teneriffe is known for its distinctive woolstore conversions, character homes, riverside walking paths, cafes, restaurants and strong connection to the surrounding inner-city suburbs.

Teneriffe property has a particularly distinctive housing profile. The suburb is best known for its converted heritage woolstores, many of which have been transformed into large-scale residential apartment buildings. Alongside these properties are traditional Queenslanders, character cottages, renovated homes, contemporary townhouses and modern apartments.

The suburb’s riverside location is one of its defining features. The Teneriffe Riverwalk runs along the Brisbane River from Newstead through Teneriffe and towards New Farm, providing a popular route for walking, running and cycling. Brisbane City Council identifies the Teneriffe to New Farm section as a key riverside running route, with access to the Commercial Road ferry terminal and connections towards New Farm Park and Brisbane Powerhouse.

Teneriffe also has a significant industrial and architectural history. The area developed as an important riverside industrial precinct from the late 19th century, with woolstores, wharves and railway infrastructure supporting Brisbane’s wool export industry. Several of the former woolstores are now heritage-listed and have been converted into residential, commercial and mixed-use buildings.

The former Queensland Primary Producers woolstore at 241 Arthur Street is one example of this transformation. Built in 1935, the building was converted into apartments in the 1990s as part of the broader urban renewal of Teneriffe and Newstead.

Teneriffe Hill provides another layer of character to the suburb. The elevated parts of Teneriffe historically attracted larger homes and villas because of their views and cooling breezes, while worker cottages developed on the lower slopes closer to the river and industrial areas.

Today, Teneriffe is closely connected to New Farm, Newstead, Fortitude Valley and Brisbane’s CBD. Commercial Road and Vernon Terrace provide much of the local retail and dining activity, while nearby James Street, Gasworks Plaza and Howard Smith Wharves add further lifestyle options.

For buyers researching Teneriffe real estate, the suburb offers a combination of heritage architecture, riverside living, apartment options and inner-city convenience. The individual position of a property can make a significant difference, particularly when considering river views, elevation, traffic, apartment orientation, heritage restrictions and proximity to commercial precincts.

Demographics

According to the 2021 Census, Teneriffe had a population of 5,520 people, with a median age of 37. There were 3,250 private dwellings and an average household size of 1.9 people. The median weekly household income was $2,645, while the median weekly rent was $510 at the time of the Census. The average number of motor vehicles per dwelling was 1.3.

Teneriffe has a predominantly urban demographic, with apartments making up a substantial proportion of the housing stock. The suburb attracts professionals, couples, singles, downsizers and families looking for an inner-city location with access to Brisbane’s dining, employment and recreation precincts.

The Census also recorded a high level of tertiary education among Teneriffe residents, with 56.7% of people aged 15 and over holding a bachelor’s degree or higher. More than 43% of residents attending an educational institution were attending university or another higher education provider.

The housing profile contributes significantly to the character of Teneriffe property. Former woolstores offer large apartment complexes with distinctive industrial architecture, while the elevated areas around Teneriffe Hill contain a mix of character homes and contemporary residences.

Health, Education and Schooling

Teneriffe has access to local medical services, with larger hospitals and specialist healthcare facilities located within the surrounding inner Brisbane area.

For major hospital services, the Royal Brisbane and Women’s Hospital is located in nearby Herston. It is Queensland’s largest hospital and provides a broad range of clinical services, including emergency care, cancer care, maternity, trauma and specialist treatment.

Education options are primarily located in neighbouring suburbs. New Farm State School is a nearby government primary school providing Prep to Year 6. The Queensland Department of Education currently lists the school as operating under an Enrolment Management Plan.

Holy Spirit School in New Farm is another nearby primary school option. The Catholic school provides education from Prep to Year 6 and has been part of the local community since its establishment by the Sisters of Mercy.

For secondary students, Fortitude Valley State Secondary College is located nearby on St Pauls Terrace. The school opened in 2020 and provides education from Year 7 to Year 12. The college’s own community information identifies Teneriffe among the suburbs where its families live.

    Cafes & Dining

Cafes and dining are a major part of the Teneriffe lifestyle, with Commercial Road, Vernon Terrace, Florence Street and the surrounding woolstore precincts providing a strong concentration of local venues.

Riffe for Goodness on Florence Street is a local cafe offering breakfast, lunch, coffee and a range of fresh food and drinks. The cafe opened in 2026 and occupies the former Sourced Grocer site, bringing a neighbourhood-focused cafe back to this part of Teneriffe.

Sippy Tom is located within the historic Winchcombe Carson Woolstores on Vernon Terrace. The venue offers breakfast, lunch, coffee, fresh juices and a rotating menu, while also hosting functions and events.

The wider Vernon Terrace and Commercial Road precinct provides additional cafes, restaurants, bars and casual dining venues. This concentration of hospitality is one of the practical lifestyle benefits of Teneriffe real estate, particularly for residents who value being within walking distance of local dining.

Teneriffe also benefits from its proximity to New Farm, Newstead and Fortitude Valley. Residents can easily access the dining and retail precincts around James Street, Gasworks Plaza, Brunswick Street and Howard Smith Wharves.

The suburb’s mix of heritage buildings and contemporary hospitality venues also contributes to its distinct character. Many restaurants and cafes operate within or around former industrial buildings, giving the area a different feel from newer residential precincts.

    Parks & Recreation

Teneriffe’s riverside position provides extensive access to walking paths, parks and outdoor recreation despite its inner-city location.

Teneriffe Park sits on Teneriffe Hill and is one of the suburb’s most distinctive green spaces. The park covers more than three hectares and contains natural bushland, mature trees, picnic areas and a children’s playground. Brisbane City Council identifies the park as a significant remnant of the area’s historic landscape and notes its views towards the Bulimba Reach of the Brisbane River.

The Teneriffe Riverwalk is another major recreational feature. The riverside path provides a flat route connecting Teneriffe with Newstead and New Farm and is popular with walkers, runners and cyclists. The broader river route continues towards New Farm Park and Brisbane Powerhouse.

Nearby New Farm Park provides another significant recreational space. One of Brisbane’s oldest major parks, it covers 15 hectares and includes extensive lawns, heritage rose gardens, playgrounds, sporting facilities, tennis courts, riverfront areas and a ferry terminal.

The Brisbane River itself is central to the local lifestyle, with residents able to access walking paths, river views, ferry services and recreational spaces without travelling far from home.

    Transport

Teneriffe is well connected to Brisbane’s inner city by bus, ferry, walking and cycling routes, with its proximity to major inner-city roads providing additional access by car.

The Teneriffe ferry terminal is serviced by Brisbane’s CityCat network, including the F1 service towards Northshore Hamilton and UQ St Lucia. The terminal is also serviced by the F21 Bulimba-Teneriffe ferry service.

The ferry provides a practical alternative to driving for residents commuting towards the CBD, South Brisbane and other riverside suburbs. It also makes the suburb particularly well connected to Brisbane’s river-based public transport network.

Bus services also operate through Teneriffe, including services connecting the suburb with the Brisbane CBD, Fortitude Valley, New Farm and surrounding inner-north areas.

For cyclists and pedestrians, the Teneriffe Riverwalk provides a continuous riverside route towards Newstead and New Farm. Brisbane City Council identifies the route as a popular walking and running connection through the inner north.

Road access is centred around Commercial Road, Skyring Terrace, Breakfast Creek Road and Kingsford Smith Drive, providing connections towards Fortitude Valley, Newstead, the CBD and Brisbane Airport.

Teneriffe does not have its own railway station, although Fortitude Valley and Bowen Hills stations are both within the wider inner-city transport network. Bus and ferry connections can provide links between Teneriffe and these rail stations.
