A Successful Investment:

We were notified about this property as a pre-market listing.  At the time, the owners were wanting a bit more money than we were prepared to offer.  We put negotiations on hold and advised the client we would keep an eye on it.

The property then came to market and had really good interest.  We managed to secure the property at the price we had originally set out which was a great result as the owners received an offer $20,000 more than our offer a few days later.

During our due diligence we found that the covered outdoor living area whilst it was very well built did not have a final inspection certificate.  We managed to make our offer subject to the owners completing the necessary works required to obtain one prior to settlement, at their cost.  A week out from settlement the owners provided us with the final inspection certificate which ended up being a great result for our client.

We also managed to secure a tenant prior to settlement meaning that our clients only had 5 days vacancy.
