The client had an inner city focus and had earmarked this area of Islington as their favoured location due to proximity to the railway station and local cafes and shops. This renovated cottage fitted the brief perfectly. In excess of 20 groups were present at the first open, with a number of parties interested in making early offers within a few days, so the decision was made to act quickly. We presented an offer that was close to the asking price but well below where we felt the value ultimately was. The vendor presented a counter offer which was still below our recommended upper limit, and we worked quickly to secure a contract exchange within 48 hours.
