Sunshine Beach QLD 4567

Why Sunshine Beach?

Arguably one of the most highly regarded suburbs of the Sunshine Coast behind Noosa, Sunshine Beach is a beautiful enclave tucked away just far enough from the hustle and bustle of Noosa to make it appealing to families, holiday makers and investors. Sunshine Beach is located approximately 2km from Noosa Central and has approximately 3km of direct beach frontage. To the north and the west it borders Noosa National Park and to the East the ocean, making it a very sought after yet tightly held area. With only around 50 sales per year, it’s not hard to see why it has been one of the strongest capital growth markets on the Sunshine Coast.
Duke Street is the home of the café/restaurant/bar and shopping precinct which is a short walk to the water and the Surf Club. With the suburb being quite hilly, there are a lot of sales with ocean views making it a premium place to live. With almost 60% of the properties in the suburb owned by home owners, there are very few investment properties and those that are there, are generally in very high demand by long term tenants who can’t afford to buy in the area due to the median price being in the high $1,000,000’s.
Sunshine Beach has a number of overlays buyers need to be careful of, however being a specialist Sunshine Beach Buyers Agent, we understand each of the pockets, the values and importantly, what areas are subject to mountain slide overlays, erosion, and other items that can negatively affect the value of the property. Parking is also another very limited commodity in the Sunshine Beach area and some areas are very narrow and have little to no street parking, so it’s important to do your checks. While this is a reasonably small number of the properties in the area, it is important to ensure your due diligence is done thoroughly.
Overall, Sunshine Beach is one of the most consistent growth markets on the Sunshine Coast and it is not hard to see why it is so popular with locals as well as a perfect holiday destination.

Demographics

The suburb is made up of almost 60% houses, 25% units and around 15% terraces. There are only a total of 965 properties in all of Sunshine Beach and of these there are 359 houses, so it’s not hard to see why it is so tightly held. The predominant demographic is couples with no children and a large portion of these being over 50 and choosing to retire to the peaceful beachside location.

Health, Education and Schooling

There are very few hospitals nearby as the closest ones are in Buderim and the Sunshine Coast Uni Hospital in Birtinya. Sunshine Beach is home to both the primary and high schools however also has a private school being St Thomas More School.
