Our clients came to PMC after searching for the right family home across the Northern Beaches. Their brief was clear: a four-bedroom property in North Curl Curl, North Manly or North Balgowlah with a practical floorplan, good natural light, strong indoor-outdoor flow, space to entertain and the convenience of a double garage.

On paper, there were plenty of properties that could potentially fit the brief. In reality, finding one that brought all of those elements together without compromising on the fundamentals was a different story.

For our clients, this was not a search where they wanted to settle for something that was simply close enough. They had a clear idea of what they wanted their next home to offer and were prepared to wait for the right opportunity.

Interestingly, the property we ultimately secured was not new to us. We had actually identified and inspected the home several months earlier during the campaign. At that point, however, we felt the vendor’s pricing expectations were too high relative to the property and the market.

Rather than encouraging our clients to stretch beyond what we believed the home was worth, we made the decision to walk away and keep searching.

That patience ultimately paid off.

We continued monitoring the property and keeping an eye on how the campaign progressed. As the weeks passed without a result, the position began to change. Three to four weeks into the campaign, the timing became more favourable and there was an opportunity to re-engage with the selling agent.

This is where having an experienced buyer’s agent on your side can make a difference. It was not simply about identifying the property. We already knew the home, understood the campaign and had a clear view of where we believed the value sat.

With that background, we were able to approach the negotiation strategically rather than becoming emotionally invested in securing the property at any cost.

The result was a successful purchase at a price we felt reflected the property’s market value and, importantly, one that aligned with our clients’ expectations.

For our clients, it was the end of a long search for a home that genuinely suited their family. After months of looking, waiting and assessing opportunities, they could finally stop searching and start looking forward to settling into their new home.

It is a good reminder that buying property is not always about being the first to act. Sometimes the best opportunity comes from knowing when to step back, keep watching the market and wait for the right conditions to emerge.
