Grange QLD 4051

Why Grange?

Grange is an established inner-northern Brisbane suburb approximately 7 kilometres from the CBD, positioned between Wilston, Alderley, Stafford and Everton Park. The suburb is predominantly residential and is known for traditional homes, established gardens, leafy streets and its close relationship with Kedron Brook.

The housing market has a strong established character. Queenslanders, timber cottages, traditional brick homes and post-war properties can be found throughout the suburb, alongside renovated homes and contemporary rebuilds.

A number of older properties have undergone substantial renovations as buyers have sought to retain the character of the original home while creating larger modern living spaces. Other properties have been demolished and replaced with new builds, creating a mixture of architectural styles throughout the suburb.

Block size is another important consideration. Some homes sit on generous blocks with established gardens and usable backyards, while redevelopment has created more compact sites with larger houses. The practical amount of outdoor space can therefore differ considerably between neighbouring properties.

Kedron Brook is one of Grange’s defining natural features. The open space along the brook provides walking and cycling routes and connects into the broader Kedron Brook Bikeway network.

The suburb also has convenient access to several established shopping and dining precincts. Days Road provides local shops and services, while nearby Wilston, Alderley, Newmarket and Everton Park offer a wider selection of cafes, restaurants and retail.

Grange’s location close to the CBD also means residents can access the inner city without living in a heavily developed apartment environment.

The suburb does not have its own railway station, although Wilston, Newmarket and Alderley stations are accessible from different parts of Grange. Bus services provide additional public transport connections.

For families, the surrounding suburbs provide access to established schools, sporting facilities and parks. The combination of traditional housing, larger blocks, green space and proximity to the CBD gives Grange a distinctive position within Brisbane’s inner north.

The suburb is not completely uniform, however. Properties closer to Kedron Brook may have different flood and drainage considerations, while homes closer to major roads can experience more traffic. Buyers should also consider the position of neighbouring development when assessing privacy, natural light and future outlook.

For buyers, Grange is best assessed at the property and street level. The quality of renovation, block characteristics, elevation, proximity to transport and relationship with Kedron Brook can all influence the suitability of a particular home.

Demographics

The 2021 Census recorded 4,615 people living in 1,677 private dwellings in Grange. The median age was 37 and the average household size was 2.9 people. Median weekly household income was $3,278, while median monthly mortgage repayments were $2,600 and median weekly rent was $460. The average number of motor vehicles per dwelling was 1.9.

The relatively high average household size reflects the strong presence of families in the suburb. The established detached housing stock provides space for larger households, while the suburb’s proximity to the CBD also attracts professionals and couples.

The income profile is higher than many Brisbane suburbs, reflecting the established owner-occupier nature of much of the housing market.

Grange’s property stock remains predominantly detached, although townhouses and smaller properties provide additional housing options.

For buyers, the demographic profile provides useful context but does not replace property-specific research. Housing quality, block size and position can vary considerably between streets.

Health, Education and Schooling

Grange is surrounded by a range of established government and independent schools.

Wilston State School provides government primary education nearby.

Everton Park State High School provides secondary education in the surrounding area.

Hillbrook Anglican School is an independent school nearby, while Marist College Ashgrove provides another established schooling option in the inner north-west.

Families can also access schools throughout Wilston, Windsor, Newmarket, Ashgrove and surrounding suburbs.

For healthcare, North West Private Hospital is located in Everton Park, while The Prince Charles Hospital in Chermside provides major public hospital services.

Royal Brisbane and Women’s Hospital is also accessible from Grange.

School catchments and enrolment requirements should be confirmed against the exact property address before purchasing.

Cafes & Dining

Grange has a smaller local retail offering than some neighbouring suburbs, but residents have access to several established dining precincts nearby.

Days Road is the main local shopping area and provides everyday services, cafes and takeaway options.

Purna Kitchen provides an Indian dining option within the broader Grange area, while nearby Wilston has a more established café and restaurant scene.

Wilston Village provides cafes, restaurants, specialty retailers and local services.

Alderley, Newmarket and Everton Park provide further options, while Brookside Shopping Centre in Mitchelton offers larger-scale shopping and dining.

The location means Grange residents can access several different local precincts while maintaining a predominantly residential environment within the suburb itself.

Parks & Recreation

Kedron Brook is central to Grange’s recreational environment.

The Kedron Brook Bikeway provides walking and cycling connections through Brisbane’s inner north.

Grange Forest Park and other local parks provide green space, playgrounds and recreational areas.

Nearby Teralba Park in Everton Park provides additional sporting facilities, playgrounds and open space.

Closer to the CBD, Victoria Park / Barrambin provides extensive parkland and recreational facilities.

For families and buyers who enjoy walking, cycling or spending time outdoors, the surrounding network of open spaces is an important part of the suburb’s lifestyle.

Transport

Grange does not have a railway station within the suburb itself, but several stations are accessible nearby.

Wilston railway station provides access to the Ferny Grove and Beenleigh lines and is particularly convenient for parts of southern Grange.

Newmarket and Alderley stations provide additional options depending on the property’s location.

Translink bus services provide further connections through the surrounding suburbs.

Samford Road provides access towards Brisbane CBD and the north-western suburbs, while the Airport Link provides road access towards Brisbane Airport and the wider motorway network.

Days Road is another important local road.

For buyers, transport convenience depends heavily on the property’s exact position. Walking distance to a railway station or bus route can be an advantage, but buyers should consider the practical route rather than relying solely on straight-line distance.

For buyers considering Grange, the suburb’s established homes, larger blocks, family-oriented streets and access to Kedron Brook are important considerations. Buyers should assess the property’s elevation, drainage, flood information where relevant, block dimensions, orientation, renovation quality and surrounding development. Traditional homes can offer strong character and renovation potential, but the condition of the structure and any planning or heritage considerations should be investigated before purchasing. The lack of a railway station within the suburb also means buyers should consider access to nearby stations and bus routes as part of their overall assessment.
