The selling agent gave us the heads up on this property as a pre-market listing.  This enabled us to prepare our client and provide all the necessary information about the property prior to it coming onto the market.  Properties in this condition and location, rarely come available so we prepared our client that we would need to go in with a strong offer to secure the property.

The first open home was conducted and they had 45+ groups through and several offers all within a few days of being on the market.  Our client was able to attend the open home which meant they were there to see the level of interest.  We managed to secure the property in multiple offer scenario as the second highest bidder in terms of price however with far superior terms compared to the higher offer amount.

During our due diligence stage our solicitors revealed that the house which was raised in 1995 had an approval however council didn’t have a final inspection certificate registered on their database.  As part of our ongoing negotiations we managed to include that the owner would undertake the necessary works required to obtain the final inspection certificate prior to settlement and at their cost, which was a great outcome for our client.

The client has an excellent blue chip property with local views over the surrounding suburb and has the added benefit in the future if they wanted to add value to the property, to build in the level underneath as the house has already been raised to legal height.
