A Magnificent Family Home:
Our clients re-engaged us for a second time as we helped them purchase an investment property a few years earlier. This time their intention was to purchase their next family home.
After a few weeks of searching we found them a property which ticked all their boxes and met onsite for an inspection. The property was due to go to auction however the sellers were keen to sell so we submitted an offer (a conservative one) which wasn’t accepted and we were advised the sellers were wanting quite a bit more money that where our offer was.
Rather than continuing the negotiations we instead decided to hold off doing anything further and letting the property run through to auction. The night before the auction we had a meeting with our clients to set our maximum price limit that they’d be prepared to go to. Due to Covid the auction was held virtually utilising Facebook live.
The auction commenced and there was 6 registered bidders. Knowing how auctions work, we decided to sit back to see what happened. The price made it to $1,050,000 fairly promptly and then stalled. To this point we hadn’t placed a bid. The auctioneer paused the auction briefly to speak with the sellers who’s reserve was $1,200,000. The auction re-opened and the property was placed on the market. We then made two $1,000 bids and wrapped the property up for our clients at $1,078,000 which was below the limit we set out with them on the previous evening. The two under bidders tapped out at $1,075,000 and $1,077,000 respectively so this was an outstanding outcome for our clients who were absolutely over the moon with the result!
