Families are changing shape. Adult children are living at home for longer, grandparents are helping with childcare and multigenerational living is on the rise. A two bedroom unit simply doesn’t work for a lot of these households.

- Walkability. Being able to stroll to the beach, the local cafe or the shops is high on the list. Suburbs like Mooloolaba, Buderim, Moffat Beach, Coolum Beach, Alexandra Headland, Shelly Beach and Northern Sunshine Coast suburbs such as Noosa and Sunshine Beach are popular for exactly this reason.
- Room for visitors. When you live somewhere this beautiful, friends and family want to come and stay. A guest room or separate living space is often a must.
- Access to healthcare and transport. Being close to hospitals, medical centres and the airport matters more as plans stretch out over the next decade.
- Flexibility for the future. Dual living options, granny flats or a floor plan that can adapt as needs change are all big ticks.
The hinterland still has plenty of appeal too. Areas like Maleny, Montville and Eumundi attract rightsizers who want more land and a quieter pace, often on a block that’s easier to manage than a large acreage.

- Have I spent time in the area? If you’re relocating from interstate, visit in different seasons and at different times of day. Holiday Noosa in January feels very different to a quiet Tuesday in July.
