For these clients, finding a new home in Queensland was about much more than location and price. They were relocating from Armadale to be closer to a new job opportunity and needed a property that would work for their family day to day.
Their brief was specific. They were looking for a house with a budget of up to $1.35 million in Brisbane’s north-west, providing convenient access to the client’s new workplace. The home also needed to meet some important accessibility requirements for the client’s wife, including a pool for rehabilitation, a generously sized bedroom and bathroom, and a bathroom on the same level as the master bedroom. A bath was also essential.
After months of searching, the family had struggled to find a property that genuinely met their needs. Relocating interstate added another layer of pressure. They had already sold their existing home and needed to find somewhere in Queensland, while balancing the demands of the move and their family circumstances.
With limited time to inspect properties themselves, they engaged PMC to help narrow the search and provide access to opportunities they may not otherwise have considered.
Before beginning the search, the PMC team spent considerable time working through the brief with the clients. Understanding exactly what would and wouldn’t work was particularly important in this case. Rather than simply searching for houses within a certain price range, the team needed to assess whether each property could practically accommodate the family’s needs.
The initial search identified 16 potential properties, which PMC then narrowed down to a shortlist of five worth inspecting. This approach saved the clients considerable time while allowing the team to focus their attention on properties with genuine potential.
Detailed property information and video walkthroughs were also an important part of the process. These gave the clients a better understanding of each property before deciding whether it was worth progressing further. For the property PMC liked most, the client was also able to personally inspect it before moving forward.
Ultimately, the right property stood out because of its floorplan and accessibility. The layout provided the practical configuration the family needed, while the existing pool was an important feature that supported the family’s requirements without needing to undertake major changes after moving in.
The property was on the market, with the sellers initially seeking offers above $1.3 million. Negotiation was not simply about the purchase price, however. The sellers were waiting for their new townhouse to be completed, creating an opportunity to structure the settlement in a way that worked for both parties.
PMC negotiated a longer settlement, giving the sellers the additional time they needed while providing the buyers with a workable timeframe for their interstate move.
Once the contract went unconditional, the clients were incredibly excited. After months of searching and the logistical challenges of relocating interstate, they finally had a home secured and could focus on the next stage of their move to Queensland.
There were also some unexpected positives along the way. The client secured his number one job choice during the relocation process and discovered that his son had moved into a suburb only a short drive from their new home.
For the PMC team, the most rewarding part was helping make a complex interstate move feel more manageable. Local area expertise, established relationships with selling agents and a detailed understanding of the clients’ needs all played a role in finding a property that worked for their family.
Sometimes the right property isn’t simply the one with the best features on paper. It is the one that works for the people who will live there.
