After 18 months of searching on their own, our clients came to PMC looking for a family home that would give them room to grow without compromising on the things that mattered most.

Their original brief was focused on The Gap, with a budget of up to $2.2 million. They were looking for a four-bedroom, two-bathroom home with a double garage, a practical floorplan and good flow between the living areas and backyard. A block of 607sqm or more was ideal, along with a pool, space for a camper trailer and leafy green surroundings.

They were open to cosmetic work, but wanted to get the fundamentals right. Location was also important, with proximity to Hilda Road School and easy access to Windsor, Alderley and Kedron high on the list.

After such a long search, the challenge wasn’t finding properties that looked close to the brief. It was finding one that genuinely worked.

They had seen plenty of homes that ticked most of their boxes, but there was always something that made them hesitate. They were also conscious of affordability and increasingly uncertain about where property values sat in the market. For a significant purchase, they wanted greater confidence that they were paying the right price for the right property.

As the search progressed, their plans changed completely.

Rather than continuing to focus on The Gap, they began considering whether they would be better off renovating their existing home or upgrading to a property in and around the area where they already lived. This meant reassessing the brief and widening the search, while still keeping a close eye on the fundamentals that mattered to their family.

For PMC, that meant bringing together the experience of different members of the team as the search area changed. Combining our Brisbane Northside team’s local market knowledge, established relationships with selling agents and a clear understanding of the clients’ priorities helped keep opportunities coming through, even as the brief evolved.

The eventual property was being sold on market, but PMC received an early heads-up from the selling agent before it was listed on realestate.com.au. At the time, this was an area the team was actively exploring for the clients, so being aware of the opportunity early meant they could assess it before it became widely exposed to the market.

Several things immediately stood out. The property offered the land size the clients were looking for, a substantial family home and, importantly, a layout that already had good flow. It had the space and potential they had been searching for without requiring them to compromise on the fundamentals.

Due diligence was also an important part of the process. Throughout the search, issues such as building approvals, existing structures and pool approvals had been some of the obstacles making properties harder to assess. PMC’s thorough approach helped uncover the information needed to make informed decisions rather than relying on appearances alone.

When it came to negotiating, the team’s close relationship with the selling agent again proved valuable. The agent was able to provide insight into where the buyers needed to be positioned to secure the property, allowing PMC to negotiate strategically and with a clear understanding of the situation.

The final wait was perhaps the most memorable part. The seller wanted to sign the contract in person with the agent, meaning the clients had to spend most of the day waiting to hear whether the property was theirs.

When the news finally came through, they were over the moon.

What made the purchase particularly rewarding for the PMC team was hearing the clients talk about the home and how they could see their family growing into it together. After 18 months of searching and a significant change in direction, they had finally found a property that felt right.
