Sometimes the hardest part of buying property isn’t finding something you like. It’s knowing whether you should actually buy it.
That was the position one Northern Beaches buyer found themselves in after more than 12 months of searching. They had inspected countless properties, made a few tentative offers and spent plenty of time wondering whether they were making the right decisions.
Their brief was relatively straightforward. They were looking for a quality two-bedroom apartment or townhouse in Fairlight, Balgowlah or Queenscliff with a budget of up to $2.1 million. They wanted a home they could enjoy for years while also making a sound long-term investment.
But after more than a year of searching, the uncertainty was becoming harder to shake.
Finding confidence in the process
Referred to PMC by a past client, they engaged our Lower Northern Beaches specialists Michael Giuffrida, Milly Brigden and the team to bring some clarity to the search.
From the first conversations, it became clear that this wasn’t simply a matter of finding more properties. The client needed someone who understood the Northern Beaches market intimately and could provide an objective view on what was worth pursuing, what wasn’t and where they should draw the line.
As the search progressed, PMC refined and challenged the original brief. The focus shifted from simply ticking boxes to understanding what would genuinely suit the client’s lifestyle while also making sense from a long-term property perspective.
That meant considering properties the client may not have initially looked at and, just as importantly, being prepared to walk away from properties that didn’t stack up.
Several opportunities attracted strong competition, but PMC advised the client not to get caught up in the urgency of the market. If the value wasn’t there, they walked away.
For a buyer who had spent more than a year second-guessing themselves, having that independent perspective made a significant difference.
When patience paid off
The eventual purchase was particularly interesting because PMC had actually identified the property in Balgowlah before it officially hit the market.
Through the team’s local network, they inspected the townhouse off-market and could immediately see its potential. It had great natural light, privacy, an excellent floorplan, a large outdoor entertaining area and strong transport connectivity.
There was just one problem. The vendors’ initial expectations were well above what PMC considered fair market value.
Rather than encouraging the client to stretch, the advice was simple: wait.
When the property eventually launched publicly, the market provided the feedback that was needed. Buyer interest and feedback helped bring the vendors’ expectations closer to market value, creating an opportunity for PMC to re-engage.
Because the team had already inspected the property and understood its strengths, weaknesses and position within the Northern Beaches market, they could negotiate with a clear understanding of its value.
The result was a purchase on terms the client could feel comfortable with.
More than finding the property
For PMC, this is an important part of what a buyer’s agent does.
The value isn’t simply in finding properties that fit a brief. It’s in knowing the local market well enough to identify genuine opportunities, understanding what a property is really worth and having the discipline to tell a client when the right decision is to walk away.
That was particularly important for this client.
Their confidence grew throughout the process. Instead of questioning every property and wondering whether they were about to make an expensive mistake, they had a team they trusted to provide an independent view and explain the reasoning behind each recommendation.
When the right property finally came along, they were ready to act.
The client later summed up their experience with one simple comment:
“My only regret was not engaging PMC sooner.”
After years of searching, they weren’t just relieved to have finally bought a home. They had confidence in why they had bought it, what they had paid for it and how it fitted into their longer-term plans.
For the PMC team, that’s what makes this purchase particularly rewarding. It wasn’t about rushing a buyer towards a result. It was about taking the time to understand what they wanted, challenging the brief where needed and giving them the confidence to wait until the right opportunity came along.
Sometimes the best buying strategy is knowing when to wait.
“I signed up with PMC Property around eight months ago after searching on and off for years. Before that, I’d inspected countless properties, made a few tentative offers and spent a lot of time second-guessing myself. I never really knew the true value of the properties I was bidding on, how hard I should push, or whether I was about to make an expensive mistake.
From my first meeting with Mike, Millie and the team, I realised this was going to be different. They didn’t just ask what suburb I wanted or how much I wanted to spend—they took the time to understand my buying history, what had frustrated me in the past, what I was trying to achieve, and even why previous searches hadn’t been successful.
The market wasn’t easy, but they consistently found opportunities that I would never have discovered on my own. Just as importantly, they kept challenging and refining my brief, suggesting genuine alternatives that actually suited what I was trying to achieve rather than simply ticking boxes. Some of the properties they recommended weren’t even on my radar, yet they ended up being among my favourites.
One of the biggest values they provided wasn’t just finding properties—it was helping me avoid the wrong ones. Their knowledge of the Northern Beaches market, individual streets, building quality and fair market value gave me confidence to walk away from several properties that I might otherwise have overpaid for or regretted buying.
When the right property finally came along, everything we’d worked towards came together. Their advice, strategy and calm guidance gave me the confidence to act decisively and secure a home that I’m genuinely excited about.
The support also extended well beyond the purchase itself. The team provided valuable advice around finance, future property plans and introduced me to mortgage brokers and solicitors who were equally knowledgeable and professional. Having trusted experts around every part of the process made what could have been an overwhelming experience feel straightforward.
Perhaps what I appreciated most was their patience. I wasn’t the easiest client—I asked plenty of questions, wanted to understand every step and was determined to find the right property rather than simply buy the next available one. At no stage did I feel rushed or pressured. I always felt like they were acting in my best interests.
Buying property is one of the biggest financial decisions I, and most people, will ever make. Looking back, I honestly wish I’d engaged PMC years earlier. It would have saved me countless weekends, a lot of frustration and worry, and probably several costly mistakes.
If you’re wondering whether a buyer’s agent is worth it, I was exactly where you are. Having now been through the process with PMC, I can confidently say it was one of the best investments I made throughout my property journey.
Thank you Mike, Millie and the entire PMC team!”
