A Successful Investment:

The property was on the market for 1 week with 40 groups through the open home, we managed to secure the property in a multiple offer scenario for our client having strong contract conditions.  The Selling agent had 5 back up offers on the property which really highlighted to our client how sought after family homes are in this particular pocket.

During our due diligence stage of the contract process we found that the back deck although it was built in 1988 didn’t have a current council approval.  Being that the owners built the home in the late 70’s they had the plans on hand and as such we requested that they lodge the documents at their cost and have the deck certified to which they obliged.

The building and pest inspection brought to light that the termite barrier which has a 10 year life cycle, had literally just become obsolete.  We also had the Sellers implement a new barrier at their cost, before we waived the conditions and went unconditional which was a great outcome for our client.
